Weston Holladay Technology Park positions Diode Ventures as a leader in data center development in the growing digital market in Texas. With over 900 acres in development, strategic proximity to other major hyperscale developments and unmatched scalability, this project continues the transformation of the Dallas region into a premier data center hub.
Diode began the land entitlements process in 2024 with an initial annexation and rezoning of approximately 700 acres of land and completed the rezoning process for the remaining 210 acres in summer of 2025. The annexed parcels were transitioned from agricultural land into Planned Development zoning. Diode has completed full due diligence on the site, including environmental and feasibility studies, and the project is ready for detailed design submission to the City of Red Oak for zoning conformance review and final permitting. The site remains active agricultural land for the time being to preserve the rural nature of the site before construction is ready to begin.
Diode is developing an energy solution by partnering with Navarro Electric Cooperative, Brazos Electric Cooperative and the Electric Reliability Council of Texas (ERCOT) to provide energy and transmission infrastructure for the project. The project is sited near multiple transmission lines and is adjacent to an existing substation. Diode is also working with local water utilities to implement the infrastructure upgrades needed for the project’s water use, which will be paid for at the cost of the project.
Overall, Weston Holladay Technology Park is estimated to create 1,500 construction jobs over the next decade and 50-100 permanent jobs per building once operational. The project will generate significant tax revenue for the City of Red Oak and Ellis County to support schools, roads, and other local initiatives while putting minimal strain on municipal resources like police and emergency services.
