Since our inception nearly a decade ago, Diode Ventures has prioritized meaningful community partnerships as essential to responsible, lasting land development.
From the very beginning of a project, we listen and engage with residents, civic leaders and local organizations. Through open dialogue, collaboration, technical analysis and extensive due diligence, we align our developments with community priorities around land use, environmental stewardship and workforce growth. This proactive approach ensures our work contributes meaningful, lasting value in support of local economies while respecting the character and needs of each community we join.
Our purpose is to responsibly connect people and possibilities through innovative infrastructure that propels communities and advances global prosperity. It guides every decision we make. We approach development with trust, transparency and shared purpose, supported by rigorous analysis, due diligence and practical experience. With community engagement as the foundation, and backed by a century of Black and Veatch's proven infrastructure expertise, we help lay the foundation for resilient, thriving communities that are ready for the future.
Responsible development begins with selecting the right site and the right long-term project partners. We recognize that not every site is the right site for infrastructure development; in fact, we advance projects only when our thorough assessments and conversations identify a credible path for responsible development.
We believe earning trust requires more than meeting regulatory requirements. It requires thoughtful planning, transparency, meaningful engagement and clear accountability throughout the development process. While certain business-sensitive information may need to remain confidential during early-stage site evaluation, we are committed to sharing information, listening to community feedback and responding thoughtfully to questions and concerns as projects evolve. When a rezoning or other approval is required, we approach the process with the understanding that community support must be earned, not assumed. We engage early, provide clear and accurate information, consider opportunities to address community concerns through project design and commitments and respect the role of local officials, planning commissions and residents in shaping development outcomes.
These Guiding Principles reflect Diode's approach to evaluating, planning and advancing development opportunities throughout the life of a project. While every community and project is unique, these principles guide our decisions and engagement efforts. For each project, Diode develops a project-specific agreement that reflects local priorities, project characteristics and community commitments. Where multiple parties are involved, we clearly define responsibilities and, when appropriate, incorporate community-facing commitments into project and transaction documents, so they endure beyond Diode's role as the land use developer.
Trust is strengthened by transparency, but it is earned through performance. Our team evaluates projects through the lenses of infrastructure readiness, environmental stewardship, community compatibility and long-term operational performance. We believe responsible development requires both listening and leadership, using facts, analysis and constructive partnerships to make informed decisions that support lasting community success.

As a land use developer, Diode works with future owners and local infrastructure providers to establish protections for local resources and seeks to find solutions to remove potential burdens on existing infrastructure. By establishing an infrastructure pathway, the project will:
+ Be a good steward of water, including exploring the use of advanced cooling systems that minimize water consumption.
+ Provide project-funded infrastructure upgrades, including power, cooling and/or road improvements.
+ Partner with local power and water utilities to create solutions that minimize or remove reliability concerns and cost concerns for other ratepayers.
Partnering with local stakeholders and end users, Diode commits to seeking unique solutions for advanced cooling technologies and funding sources for any project-related infrastructure improvements to help protect local water resources, maintain reliable utility services and avoid increasing costs for residents.
Diode Ventures is also a supporter of the Ratepayer Protection Pledge. Learn more here.

By planning an infrastructure development campus to be compatible with neighboring properties, we work with our partners to seek solutions that minimize impact through thoughtful site planning including options such as:
+ Voluntary noise studies, modeling and mitigation during design.
+ Voluntary light emissions studies, modeling and mitigation during design.
+ Generous setbacks from any neighboring residential property boundaries.
+ Proactive measures such as landscaping, screening, berming and setbacks to reduce external impacts.
+ Collaboration with municipalities to manage traffic impacts.
Through our land development process, we evaluate potential site-specific impacts and work collaboratively to identify practical solutions that support compatibility with surrounding properties and the broader community.

We engage communities early so that meaningful input can inform project planning. Early engagement helps us identify community priorities, concerns and opportunities to inform the project planning and decision making. Throughout the development process, we look for opportunities to connect through:
+ Establishing a community advisory board at the beginning of the engagement process.
+ Creating meaningful opportunities for communities to ask questions and provide input.
+ Providing regular project updates through websites, open houses and other engagement opportunities.
+ Tailoring community commitments based on local priorities identified through community engagement.
We believe a successful project relies on engaging communities early and often through advisory groups, regular project updates and open dialogue to help guide project decisions and community-focused commitments.

We collaborate with project partners and local stakeholders to seek opportunities that consider meaningful, measurable and lasting benefits to communities hosting infrastructure developments, such as:
+ Committing meaningful community investment before construction begins.
+ Supporting initiatives such as workforce development, education, public safety, charitable programs and other community priorities.
+ Preserving a portion of project land as an undeveloped open space where feasible.
+ Sharing project tax benefit projections and economic impact information.
Our projects and partners have the potential to create lasting local value through community investment, support for local priorities, preservation of open space where appropriate and responsible economic development to benefit the communities we serve.
Trust is earned through transparency, accountability and a commitment to doing what's right for the community. Learn more about our Guiding Principles in action by visiting the case study of our flagship project, Golden Plains Technology Park, in Kansas City, Missouri.
